Location, Location, Location
A large part of being successful in real estate, whether you are buying or selling, depends on that one word—location. Being in the right place at the right time can make all the difference. You could find a great house in the perfect neighborhood, but if you jump too quickly you could end up way over spending. On the flip side a good house at a great price still may not sell if it is in the wrong neighborhood.
As important as location is, it is often the one thing that we have the least amount of control over. As a seller you only have control over how your property looks. Unless you live in an HOA, you have no control over how the rest of the neighborhood looks and other outside factors that may influence the price as well as whether or not someone wants to buy. Having the nicest house on the street can also be difficult to sell at your asking price because the rest of the neighborhood will probably bring your value down.
As a buyer you have a distinct advantage in this market. Locations that would have been way out of your budget a couple of years ago are now very affordable. But whether you are considering purchasing California real estate or New Braunfels real estate, it is still important to consider the location and the possibility that you may need to sell in the future.
Even though some of the rules have changed, the game is still the same and location is still a key part in making any real estate decision.
